Monty Felts has had an exceptional career. That is the reason the book exists and the reason this site exists. It is also the reason this page has to exist.
Everything described on this site about production, volume, income, and growth is a record of what one person achieved, in specific markets, over a specific period, with a specific set of circumstances behind him. It is not a prediction about you, and it is not a promise.
No guarantee of results
Nothing on this site, in the book Lending Unleashed, or in the companion course guarantees that you will earn any amount of money, reach any level of production, build a team, become an owner, or improve your business at all.
There is no typical result, because there is no typical reader. Some people who read this book will change how they work and see nothing move for a year. Some will already have been close to a turn and will credit the book with it. Most outcomes have far more to do with the reader than with anything written here.

Where this site refers to going from no production to the top one percent, to a career measured in the billions, or to specific year on year figures, those describe Monty Felts personally.
They are his results. They are not averages. They are not representative. They are, by definition, the results of someone at the far end of the distribution, because that is who writes a book about it.
Treating an outlier's numbers as a baseline is the single most common mistake made with material like this, and we would rather say so plainly than bury it.
What affects your results
Your market and the state of it.
The rate environment, which nobody controls.
Your licensing, your employer, and the products you can offer.
Your existing relationships and reputation.
Your effort, your consistency, and how long you sustain it.
Your skill, your judgement, and your willingness to change what you are doing.
Timing and luck, both of which are real and neither of which anyone can arrange.
